Hoarder cleaning in London: calm, practical help with no judgement

Hoarding can leave a home hard to move through, hard to keep clean and unsafe to live in. It is also a recognised condition, hoarding disorder, and the people affected are often embarrassed, anxious or simply overwhelmed. EC247 helps London households, families, landlords and support workers clear and clean a hoarded home at a pace that is agreed first.

We sort and clear room by room, set aside what you want to keep, remove what is agreed to go, then clean and disinfect the floors and surfaces that have been hidden. Where there is waste, droppings or other contamination, we deal with that as well.

You do not need everything worked out before you ring. Tell us what the property is like and who lives there, and we will explain what is possible.

Who calls us about hoarding

People living in the home

Some people ring because the clutter has grown beyond what they can manage alone, and they want help they can trust.

Family and friends

Relatives worried about a parent, partner or sibling, often after a hospital stay, a fall or a bereavement.

Landlords and managing agents

Owners and agents dealing with a tenancy, an inspection or a property that has to be made safe.

Support workers and housing officers

People acting for someone who needs a safe, clear home, and who want a clear record of the work.

How a hoarding clean-up works

  1. You call and tell us about the property, who lives there, how much is in it and any hazards you know of.
  2. We agree a plan with you: which rooms come first, what must be kept and what can go.
  3. We clear room by room, setting aside the things you want to keep as we go.
  4. We clean and disinfect the floors, surfaces and areas that have been hidden, and deal with waste or contamination we find.
  5. You receive an itemised receipt and photographs of the work for your own records.

Tip: if the person living there is anxious, ask us to start with one room, such as the kitchen or bathroom. A small, visible change can make the rest feel more possible.

What can be hiding in a hoarded home

Fire risk

Blocked exits, stacked paper, and heaters or sockets buried in clutter. Fire services treat hoarding as a serious risk.

Pests

Rodents, insects and their droppings and nests. Food waste and undisturbed clutter give them places to settle.

Waste and contamination

Rotting food, animal waste and sometimes human waste. These need proper cleaning and disinfection, not only clearing.

Falls and damp

Blocked stairs and hallways cause falls, and covered walls and floors can hide leaks and damp.

Before you call us

If someone is at risk

  • Ring 999 for a fire, a gas smell, or if someone is hurt or cannot get out.
  • Do not try to force a clear-out. It tends to make things worse.
  • If you are worried about someone’s health or wellbeing, speak to their GP or the council’s adult social care team.

When you call us

  • Give the address, postcode and type of property.
  • Tell us who lives there and who will be present.
  • Mention pets, medication and anything that must be kept.
  • Share any notice from a council or landlord, and any dates on it.

Hoarder cleaning: your questions

Will you judge us?

No. Hoarding is a recognised condition, and our job is to make the home cleaner and safer at a pace that suits the person who lives there.

Will you throw my things away without asking?

No. We work to your instructions about what stays and what goes, and we set aside anything you want to keep.

Can a family member or landlord arrange the clean-up?

Often, yes, but the person who lives there needs to agree. We cannot clear a home against its occupant’s wishes. If a notice or legal process is involved, tell us when you call.

Do you deal with pests, droppings and waste?

Where we find droppings, food waste or other contamination, we clean and disinfect. If there is an active infestation, tell us, because you may also need a pest controller.

What records will I get?

An itemised receipt and photographs of the work. You can pass them to a landlord, housing provider or council. EC247 does not liaise with insurers, so any insurance claim is yours to make.
